The best London boroughs for first time buyers

As a first time buyer in London, you’ve probably asked yourself which borough is right for you. Of course, affordability matters, but so do local amenities and good transport links. Choosing where to buy your first home is a big decision, so it’s important to pick somewhere that suits your lifestyle.

In 2021, we conducted research to rank the best London boroughs for first time buyers, based on factors that matter to them, such as property prices, access to Cycle Superhighways and Green Flag parks and the number of train stations and bus stops. Boroughs that performed well included two locations of current Pocket developments: Croydon and Waltham Forest.

Location spotlight on Pocket Living developments

Croydon

Croydon’s stint as London’s Borough of Culture 2023 reinforced its reputation as an exciting place to live. This, along with the ongoing investment and regeneration in the borough, makes it a promising location for city makers to put down roots.

The borough has extensive transport links, including numerous train, tram and bus routes that connect it to Central London and beyond. Walthamstow

Culture, creativity and community thrive in Walthamstow, the largest neighbourhood in the London Borough of Waltham Forest and home to our Forest Road E17 development.

The area offers convenient transport links for residents. Underground and Overground services via the Victoria and Weaver lines run from Walthamstow Central Station, just a 12-minute walk from the development. Travel times to key destinations include:

  • King’s Cross St Pancras in 15 minutes
  • Oxford Circus in 19 minutes
  • Victoria in 23 minutes
  • Liverpool Street in 18 minutes

Walthamstow Central Station also operates a bus station served by 16 routes, making it easy to get around the borough and nearby neighbourhoods.
